In the heart of Bremen, more precisely in the tobacco district, a very special building rises with the "Lighthouse". It is the first new office building in wooden mass and is very well received despite smaller construction delays. The topping-out ceremony was celebrated on October 1st, and the move of JDE PEE’s will be expected for the spring 2026, which will move into his new roof center here. With its seven floors and an area of around 3,700 square meters, the Lighthouse corresponds to the highest environmental standards. The building not only exceeds the current energy regulations, but also reaches the efficiency house 40 standard. The mixture of renewable and reusable raw materials, which are mainly used in the timber construction, shows that environmentally conscious construction is not only possible, but also necessary. The facade is made of corten steel, which is provided with a deliberate layer of rust, which gives the building a unmistakable look.
Sustainability in focus
The almost CO₂-neutral mode of operation of the Lighthouse is particularly impressive. The use of Gründach and photovoltaic systems increases the energy efficiency immensely. The insulation of the roof and facade significantly reduces energy consumption and enables effective use of thermal energy from the nearby, CO₂-neutral local heating network of the tobacco district. These characteristics underline the efforts to bring the light of sustainability into the world of modern construction.
Burkhard Bojazian from Justus Grosse does not deviate from the term "lighthouse project for sustainable building", and the state councilor Maike Frese emphasizes the importance of the project. With the creation of around 300 modern workplaces, not only local economic growth is promoted, but also the transformation of a former industrial area blooms. "The Lighthouse is a real innovation," says Frese about the progress that is made here.
A home for coffee knowledge
Inside the Lighthouse, in the spirit of Jde Peet’s, the coffee culture is encouraged. A coffee academy and coffee kitchens on every floor and a coffee bar on the ground floor should invite employees to exchange ideas and develop new ideas. The involvement of the employees in the design of the building shows that those responsible not only care about the construction and technology, but also the well -being of the employees.
The innovative construction has its price, because the timber construction costs 15 to 20 percent higher costs than conventional materials, but the use of sustainable materials is an investment in the future. Jde Peet’s invests around 15 million euros in this forward -looking project, which is intended to set the course for modern, climate -friendly building.
