New building in Burglesum: Emotional debate at the Lesumer Marktplatz!

At a recent meeting in Burglesum, the emotions cooked up when the new building project at Lesumer Marktplatz was presented. Builders Bekim Dervishaj and architect Philipp Romeiser presented their plans, which produced both approval and rejection from the audience. The planned building at the address at Lesumer Church 6 will include a ground floor with a café and five rental apartments between 50 and 60 square meters. The demolition permit for the existing building has already been granted, whereby the State Office for the Preservation of Monuments has also been included in the process.
A central point of dispute of the discussion is the current development plan, which prescribes a closure of the gap between neighboring houses, while the new design does not take this aspect into account. Nevertheless, the distance to the neighboring house should be preserved. The surrounding area of the marketplace is characterized by two-storey buildings from the 1960s, and according to René Kotte, the head of the building authority, the new building will have a special design. Interestingly, an earlier attempt to use the building as a pure gastronomy was canceled.

The reactions of citizens and politicians are mixed. Some agree to the design, for others the location on the market square is not ideal. The advisory board has not yet made a formal decision, but should make a decision in the coming weeks using circulation procedures. It is clear that the willingness to invest by Dervishaj is recognized, but the existing conservation statute and the inadequate processing of development plan 399 are pointed out.
The Eldon-Burke-Quartier: A new chapter for Burglesum
In addition to the new building at Lesumer Marktplatz, there is another exciting project in the region: the Eldon-Burke-Quartier. The wooden church on the site of the Friedehorst Foundation is declared the social center of the new district. With a size of 17 hectares, this area, which currently serves to maintain older people, is converted into a networked city district. Residential, commercial and leisure uses should be included, and a special emphasis is on climate protection, transport connections and the preservation of green spaces.
A declaration of an urban planning competition has already taken place to address the complex requirements of the area. An outstanding draft, which was awarded on May 31, 2024, suggests an enlarged park that puts the wooden church and the tree population into the center. The structural implementation of the neighborhood is scheduled to start in 2025, and the public is included in the planning process, whereby the guiding principle “Citizen Participation” plays an important role here.
Citizen participation in Bremen: Dare to join in!
Citizen participation has a long tradition in Bremen and goes back to 1946. Voluntary advisors play an important role in advice on public district affairs and have co -determination rights. Various citizens also have internal forums and councils aimed at participating in the city events. The first citizen: Interior forum started in October 2022 with the topic "My Mitte" and has initiated several citizen participation procedures since then.
