Vegesack storage district: new life on the water and state-of-the-art planning!
There's a lot going on by the water in Bremen-Vegesack! The “Storage Quarter” is gradually taking shape and is becoming the focus of an exciting urban development project. The area - formerly the Haven Höövt shopping center - extends over an impressive 3.6 hectares on the banks of the Lesum, directly opposite the Grohner Düne high-rise development and in the immediate vicinity of the Vegesacker train station. The planning and implementation of this project is in the hands of Max Zeitz from the 2P project development company.
What awaits the people of Vegesack? A move is already being prepared for the imminent opening of a new North Police Station. 200 civil servants are expected to move into the “front building” this year. At 4,300 square meters, this new building has almost twice as much space as the old office in Kirchheide. The move entails a significant investment of 20 million euros.
Diversity in the storage district
But that is by far not all that the Speicherquartier has to offer. In total, up to 1,000 people will live and work there. Over 100 apartments are planned, including one in four as social housing. Six modern buildings will be built on six construction sites. The winning design, realized by the Wirth architects, envisages attractive brick facades and striking gables.
A highlight is the “Tidenhus”, which is specially designed for older people. Service apartments in sizes from 1 to 4 rooms are available here, supplemented by services such as a family doctor, podiatrist, a café and even a hairdresser. The goal: a high level of quality of life and support, tailored to individual needs. There is also a housekeeper on site on the ground floor who provides support and thus enables a pleasant, worry-free life.
A look into the future
Other exciting developments include a three-star “Hampton by Hilton” hotel with 153 rooms, scheduled to open in July 2026, and “Thiele Houses” with 46 apartments, which have already been taken. These apartments are scheduled to be completed by the end of 2025. A nine-story high-rise building with 35 apartments and three commercial spaces, also known as the “Packhaus”, will welcome its first tenants at the turn of the year 2026/27. In addition, a daycare center will be built in the “Dampfkesselhaus” for 60 children by August 2027, which underlines the family-friendly orientation of the district.
In total, the city of Bremen is investing around 120 million euros in this ambitious project. This is not just about creating living space and infrastructure, but also about promoting social interaction. This is particularly important because neighborhoods like the Speicherquartier represent independent scope for action and take a variety of needs into account, as urban development shows. [City Association] emphasizes that such projects not only overcome challenges, but also contribute to a livable environment.
With a lot of commitment and foresight, the storage district in Vegesack is becoming a place to live and work that attracts both young and old. Not only is construction happening here, but the lifestyle of an entire neighborhood is being redesigned.
