A lot is happening in Gröpelingen! The district, which has been dealing with challenges in recent years, is now being upgraded by an integrated development concept (IEK). According to Weser-Kurier Floating from the Geldern BUND-LANDER programs for urban development in the redesign of public spaces and the development of the local recreation park of Green Bremen west. Above all, four central areas on Gröpelinger Heerstrasse are the focus of the redesign.

It was in 2014 when the building deputation decided the IEK Gröpelingen to create a clear framework for the development of the district. The deputation on September 11, 2014 organized this decision. And the best thing about it: The concept is not only continued regularly, but also applies in its current version until 2029! As the Bau Bremen , there is extensive information about reports, resolutions and plans for the further development of Gröpelings. The citizens are expressly invited to actively participate.

a problem child is finally beautiful

One of the prominent problem children is an empty, unsightly low -speed building on Gröpelinger Heerstrasse. It has been empty for ten years now and is only 100 meters from the newly prepared mayor-Koschnick-Platz. The district advisory board is dissatisfied with this situation and sees great development potential for the building. Until September 2015, the Bremen (WFB) business development agency was the owner of the property before it was sold to a private investor. The purchase contract provided for the area to be built on within four years.

A five -storey apartment building with eight apartments and a restaurant is planned. The Gröpelingen district advisory board had asked the WfB to exercise its right of surrender at the end of 2021, but so far this has remained no effect. WFB spokeswoman Juliane Scholz announced that the right of buyback is not used for the time being. The building application has already been submitted, and the demolition work of the existing building must take place by March 2026.

The delays in the building permit are due to a construction load for the overtaking of adjacent plots. A judicial discussion about it decided in favor of the investor. Now the building permit is granted after successful construction loading, followed by a testing of the statics. This shows how important a clear planning is that takes into account all aspects of urban development: living, working, leisure, transport and the environment. The interdisciplinary teams from experts play an important role, as on Klima-Umwelt-Planstatt becomes clear.

The district advisory board will continue to keep an eye on developments around the property. It remains exciting to see when the scrap property will finally become an appealing new construction project that further upgrades the district!
