New living in Bremen: Old dermatology becomes a modern neighborhood!

in Bremen is currently doing a lot in the field of urban development, especially in the new Hulsberg district. The Bremen investor Klaus Meier recently acquired the second existing building on the area, as Buten and Binnen . The former building of the old dermatology will offer new living space in the future. Not only small apartments are planned here, but also larger apartments as well as cluster apartments with their own bathrooms and kitchens. Even a mobility hub with 150 parking spaces should round off the offer.

The plans for this redesign will be presented to the advisory board eastern suburb in the next few weeks. The old dermatology becomes part of the newly created Hulsberg district, which is intended to offer a total of space for around 1,000 new apartments. The subsidiary of Übersseinsel GmbH, Denk X Stadt GmbH, is responsible for the development of the project. The conversion of the listed old pathology is already in full swing, while the completion of the entire district center for early 2027 is planned, the old dermatology should be completed by 2029

award-winning architecture for the Hulsberg district

Another exciting aspect of urban development in Hulsberg is the award of the Praeger judges architect BDA and Campe Janda Architects BDA with the "Polis Award 2025" for their project "Building and living Karl solidarity". This was announced on May 7, 2025. Neuer-hulsberg.de reported that this price was awarded in the "Social Quarters Development" category and rewarded future-oriented concepts in urban and project development.

The Cooperative Karl, which was awarded the contract for a property in the new Hulsberg district in 2019, is working on the implementation of a four-storey new building with a total of 29 residential units. Public facilities such as a workshop, a café and a daycare center are to be built on the ground floor. The aim of the project is to create inexpensive living space that counteracts speculative price increases. Rents are adapted to the residents' income situation every year: inside, which benefits the social cohesion in the community.

urban development reports as a guide

In addition, the new federal government's new urban development reports are lying on important trends in urban development, which are important for Bremen and other cities. According to BBSR , a comprehensive analysis of urban developments, including challenges and requirements for the cities, will be published every four years. These reports offer political decision -makers and the specialist public valuable insights into topics such as sustainability, demographic changes and social cohesion.

In combination with the numerous construction projects in the Hulsberg district, it turns out that Bremen pulls together to actively address the challenges of urban development. The promising projects will also benefit future generations.
