New residential area in Bremen: From the cigarette factory to city life!
Something exciting is happening in Bremen-Woltmershausen: the former cigarette factory site is currently being converted into a modern residential area. Loud District newspaper District development in the Tabakquartier is progressing rapidly. Not only apartments are planned, but also offers for work, leisure, gastronomy and culture. Innovative mobility and energy solutions are also being pursued.
The real estate company Justus Grosse, which has been developing the 20-hectare area of the former factory site since 2018, announces that the condominiums in the “TQ Living”, “ALVA” and “PEER” projects have already been sold or reserved before completion. The start of sales of 31 new condominiums in the “TQ Home” project was also announced. The total investment for the four projects amounts to around 52.2 million euros.
Progress in the housing project
The “TQ Living” residential building, which is expected to be completed on December 31, 2025, includes 60 publicly funded, barrier-free condominiums. Leasing has already begun and all units have already been sold to individual investors. The serial construction method of the apartments, which was implemented in collaboration with KUKUK ARCHITEKTEN and GOLDBECK, ensures quick and high-quality completion. The apartments are available in sizes from 1 to 3 bedrooms and are designed to suit different lifestyles and households, as stated on the project's website.
Those interested in looking for a subsidized apartment can register for the rental of the publicly subsidized apartments, which begins in summer 2025, according to information from Tobacco Quarter.
Sustainability in focus
A central aspect of the entire project is sustainability. All buildings, including “TQ Living”, meet the KfW 40 efficiency house standard and are equipped with modern architectural concepts that use renewable energies. A green roof, a photovoltaic system and the connection to a CO₂-neutral district heating network are just some of the highlights. This helps to minimize the ecological footprint and increase the quality of life locally, as also suggested in the latest developments in sustainable urban planning Architecture News.
The “ALVA” and “PEER” projects expand the residential offering at the Quartierspark, which is being built on an area of around 20,000 square meters. A topping-out ceremony for these new buildings took place at the end of August, and the completion of 56 apartments, 26 of which are publicly funded, is scheduled for spring 2026. In addition to the construction work, the aim is also to redesign existing historical buildings in order to integrate them harmoniously into the new cityscape.
With a total investment of around 700 million euros and already over 300 resident companies, the Tabakquartier impressively shows how the transformation of a former industrial site into a lively, sustainable urban district can be successful.
